Retail Premises to Let


The premises are located within booking hall of the Station. Passenger figures from the Office of the Rail Regulator state that Putney Railway Station had just in excess of 8,798,932 passenger entries and exits in 2017/18.


First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of Putney Station. The train operator wishes to ensure that stations have a high-quality retail offer for their passengers' benefit. The unit recently traded as a pasty shop.

The premises have the following approximate floor areas, measured on a net internal basis:

• Total Area 662 sq ft 61.52 sq m


The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.


The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.


£45,000 + VAT per annum along with supporting turnover rent provision.


An end user that will complement the existing tenant mix of the station is required.


The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.


The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum


The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.


There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future. The tenant will pay towards refuse collection.
