The premises are located within the main booking hall of Malden Manor Station. Passenger figures from the Office of the Rail Regulator state that Malden Manor Station had just in excess of 601,056 passenger entries and exits in 2015/16.
The premises have a roller shutter providing direct access onto the main entrance to the station. More recently the unit has traded as a newsagent, convenience and coffee shop. The premises have the following approximate floor areas, measured on a net internal basis:

Subject to the consent of the Superior Landlord, the property is being offered on a new 6 year lease. Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the Landlord’s and if applicable, the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
