Location

London Marylebone Railway Station is the Central London terminus for Chiltern
Railways which operate a large number of commuter and regional services
principally along the M40 corridor to destinations in Buckinghamshire, parts
of Oxfordshire and Warwickshire, as well as longer distance services to
Birmingham and the West Midlands.
The station is located in the London Zone 1 Transport for London travel area.
Marylebone has excellent transport links with services operated by Chiltern. London
Underground also operates directly from the station. Baker Street underground is
located within few minutes' walk. TFL bus links also serve the station.
The station is situated in a residential area, and is close to Lords Cricket Ground, and
a short commute to Wembley Stadium.

Description

Marylebone Station has a unique character. It is a Grade II listed building, a termini station
and serves a local residential demographic, as well as rail and non-rail passengers.
Customers and tourists in the south, visiting Bicester Village shopping centre, travel from
Marylebone Station directly to the shopping village, and annually on Boxing Day, there are trains running directly to the Village. This is a market which is experiencing significant growth for Chiltern.
Tourists travelling from the station may also be interested in the station, as it is one of
the squares on the Monopoly Board.
Currently there are 11 food and beverage units and 8 other retail shops, including Marks and Spencer Simply Food, Boots, Pret, Sports Bar and Grill, Starbucks and many more exciting brands.
The unit is accessed from the main entrance of the station on Melcombe Street or the entrance at Harewood Road and is approximately 93 square meters (see plan for detail). The incoming tenant will be required to verify these measurements. There is no back of house storage for this unit. Tenants will have the use of the station WC facilities.
The unit will be available from early 2020.
The incoming tenant will be required to provide their own internal fit-out which will
be consistent with a Grade II listed building and will be subject to approval of the design
and installation by Westminster Council, the Landlord and Superior Landlord - Network Rail.

Passenger numbers

Passenger entries and exits on the station in 2017-2018 were 16,693,466 (source ORR).
Additionally, passenger numbers are expected to grow over the next 6 years.

Rent

We are inviting offers for rent to comprise a Minimum Guaranteed Rent supported by a turnover rent percentage subject to negotiation on the items to be sold. Rent shall be paid quarterly in advance. 

Lease details

The property is being offered on a new 6 year tripartite lease. The lease will be excluded
from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will be subject to a rent review three years from the commencement date. The lease will not permit assignment or subletting.
Standard Railway Terms will apply.

Service charge

A service charge will be levied to cover an appropriate proportion of the cost of external
repairs, maintenance, heating, lighting, security, cleaning and upkeep of common areas.

Business rates

The incoming tenant will be responsible for business rates and we recommend that interested parties should contact the Local Rating Authority.

Utilities

The tenant will be responsible for the costs of utilities used in connection with the unit
The unit has two incoming power supplies:

-- 100 amp three phase supply
The incoming tenant will be required to verify the power supply. The unit has a water supply.

Energy Performance Certificate

The unit has an EPC rating of E and a copy is available on request.

Costs

The incoming tenant will be expected to pay the following in connection with the granting of the Lease:
The Landlord’s reasonable legal costs (estimated at £1,000)
The Superior Landlord's costs (estimated at £1,062)
The Landlord Consent consultancy costs (estimated at £1,000)
