Kingston railway station is located in Kingston upon Thames in South-West London and within the London Travelcard Zone 6 area. Passenger figures from the Office of the Rail Regulator (ORR) state that in 2017/18 Kingston station had over 4.87 million entries and exits.
The premises are situated on Platforms 3 and 2 adjacent to the passenger waiting room areas. Most recently, both retail units traded as a coffee shop. The premises have the following approximate floor areas, measured on a net internal basis:

The premises are offered on a new lease to 17th August 2024 and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.
£28,000 per annum plus vat along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.
Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.
We require a tenant that will cater for passengers' needs. Our client is anticipating interest from core coffee operators.
The ingoing tenant will be responsible for Business Rates and we recommend that anyone interested contact the Local Rating Authority.
The tenant will be responsible for all utilities and refuse collection. The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat. There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future.
An EPC is yet to be produced but will be provided prior to lease completion.
