LOCATION

The lock up shop is located in Enfield Chase east of Enfield Town in North London.
Train services at the station are operated by GTR and run to London Kings Cross, Moorgate, Stevenage, Letchworth and Hertford North. Total passenger entries and exits in 2015-16 were 1,472,224 per annum (source: ORR 2015/16). The station is located in the London borough of Enfield and is in travel zone 5.

DESCRIPTION

The unit is currently being used as a newsagent and will be available in August 2017. The unit has both an entrance facing out to the car park in front of the station and a doorway to the main booking hall. The unit measures approximately 29 sq. m (310sq.ft).


USE

As there is an existing coffee shop on the platform we are looking for complimentary uses.

UTILITIES

The unit currently has electricity but no water, gas or drainage. Investigations are being made to ascertain if these can be provided.

LEASE

The property is being offered on flexible terms on a lease term to September 2021, subject to a rent review after three years. A longer lease term can be considered subject to approval of the Superior Landlord. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

RENT

Rental offers should consist of a base rent in excess of £10,000 supported by a turnover rent percentage. Rent is payable quarterly in advance by standing order.

DEPOSIT

A rent deposit will be payable. TPT may be required to undertake credit checks on the successful bidder.

EPC

The property has an EPC rating of D. A copy of the assessment is available on request.

BUSINESS RATES

The tenant will be responsible for any business rates levied on the property.

COSTS

The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
