An opportunity exists to submit an offer through an informal tender process in respect of a new retail unit at Elephant & Castle railway station.
The retail unit is located in Elephant & Castle in the London Borough of Southwark. It lies to the south east of Borough and north west of Kennington. To the west of the station is the Elephant and Castle shopping centre with a mix of high street and independent shops and access to the London Underground (Bakerloo line). To the east are several newly built residential tower blocks and the Artworks Elephant space.
Train services at the station are operated by GTR. Total passenger entries and exits in 2016-17 were 2,996,564 and 295,750 interchanges (source: ORR).
The retail unit is being constructed as part of the new waiting room and customer service point on platform 2&3. Plans of the new unit are available on request.
The landlord is looking for a high-quality coffee offer.
The tenant will be responsible for the costs of the utility charges for the property.
The property is being offered on flexible terms on a tripartite lease for nine years subject to a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
RENT & TENDER PACKAGE
Rental offers should consist of a base rent supported by a turnover rent percentage.
The tender package is available from Amey TPT upon request.
Rent is payable quarterly in advance on the modern quarter days by standing order. Amey TPT may be required to undertake credit checks on the successful bidder.
A rent deposit will be payable. Amey TPT may be required to undertake credit checks.
An EPC has been requested for the retail unit and will be made available on request once produced.
The tenant will be responsible for any business rates levied on the property.
The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
