An exciting opportunity is available for a quality operator to develop vacant rooms located on platform 1 of Clapton railway station. Train services at the station are operated by Arriva Rail London and run to London Liverpool Street and Chingford. The station is located in the London Borough of Hackney and is in both London Travel Card Zones 2 and 3. Total passenger entries and exits in 2015-16 were 1,598,734 (source : ORR 2016).
The rooms are located on the main London bound platform.There are two rooms available
- Room 1 - 140 sq. ft./12.92 sq. m. Mains water and drainage provided, power TBC
- Room 2 - 327 sq. ft./30.34 sq. m. Services provision TBC
Both rooms require extensive refurbishment and the Landlord would be interested in letting either room individually, or both.
The property is available by way of a new lease term to run until May 2023. The lease will be subject to a rent review at the end of the third year of the term. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
