LOCATION

The lock up shop is located in Stevenage in Hertfordshire. The station is managed by GTR and is part of the
Great Northern route. Train services at the station are operated by GTR and Virgin East Coast which run to
London Kings Cross, Peterborough, Kings Lynn, Cambridge and East Coast stations.
Estimated total passenger entries and exits in 2015-16 were 4,759,972 and estimated interchanges
numbered 256,947 per annum (source: ORR Estimates of Station Usage 2015-16).

DESCRIPTION

The unit measures approximately 4.8sq.m (51sq.ft) and is located on the overbridge on the unpaid side
facing the ticket barriers.

USE

As there is a number of existing coffee shops at the station we are looking for alternate complimentary
uses.

UTILITIES

The unit currently has electricity and water with drainage but no gas supply. Utilities are payable by
the tenant.

LEASE

The property is being offered on flexible terms on a lease term to September 2021, subject to a rent
review after three years. A longer lease term can be considered subject to approval of the Superior
Landlord. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

RENT

Rental offers should consist of a base rent in excess of £10,000 and may be supported by a turnover rent.
Rent is payable quarterly in advance by standing order.

DEPOSIT

A rent deposit will be payable. TPT may be required to undertake credit checks on the successful bidder.

EPC

The property has an EPC rating of F. A copy of the assessment is available on request.

BUSINESS RATES

The tenant will be responsible for any business rates levied on the property.

COSTS

The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal
costs in connection with the grant of the lease.
