LOCATION


St. Albans is situated on Station Road in St Albans and is the busiest London commuter station in
Hertfordshire. Information from the Office of Rail and Road specifies that in 2015/16 St Albans station had
more than 7.45 million passenger entries and exit. Total passenger entries and exits in 2015-16 were
7.45 million per annum (source: ORR).


DESCRIPTION

Retail unit 3 will have frontage to platform 1 and will be provided with a roller shutters with remote storage provided. It will extend to approximately 180 sq. ft. The unit will be accessed through the main station entrance. The unit will have a 63 amp 3 phase power supply, fixed drainage and water supply. The unit will be in developer’s shell condition ready for the chosen tenant to put in lighting, floor finishes and internal fittings subject to client consent. The unit will be located behind Retail Unit 1 which will house a national brand convenience store.

LEASE

As the unit is not yet constructed the preferred bidder will complete an Agreement for Lease. The lease will
be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent
review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting.

RENT

We invite offers by way of an informal tender, tender packs are available on request. A security deposit of 3 months’ rent will be required.

SERVICE CHARGE & EPC

There is currently no service charge. The landlord reserves the right to introduce a charge in the future.
An EPC assessment will be available on practical completion of the project.

INSURANCE

The tenant will be responsible for the usual occupier’s insurances.

BUSINESS RATES

The ingoing tenant will be responsible for Business Rates which will be assessed when the unit is
constructed.

COSTS

The incoming tenant will be expected to pay the Superior Landlord and Landlord’s reasonable legal
costs of approximately £3,950 plus vat in connection with the Agreement for lease.

The unit is not yet constructed but is due for practical completion between March – June 2019. For
