St. Albans is situated on Station Road in St Albans and is the busiest London commuter station in
Hertfordshire. Information from the Office of Rail and Road specifies that in 2015/16 St Albans station had
more than 7.45 million passenger entries and exit. Total passenger entries and exits in 2015-16 were
7.45 million per annum (source: ORR).
The new unit 2 to be built as part of the station redevelopment plans will be accessed through the
main station entrance. It will be located on Platform 1, the busiest platform for London-bound services. The unit will have an area of approximately 540 sq ft. The unit will have water and drainage as well as a 100amp 3 phase electrical supply.
As the unit is not yet constructed the preferred bidder will complete an Agreement for Lease. The lease will
be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent
review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting.

SERVICE CHARGE & EPC
There is currently no service charge. The landlord reserves the right to introduce a charge in the future.
