An opportunity exists to submit an offer through an informal tender process in respect of both a retail unit and a space for a kiosk at Potters Bar railway station.

LOCATION

The retail unit is located on the booking hall of the station and the space for the kiosk is located on the London bound platform 1&2. Train services at the station are operated by GTR. Total passenger entries and exits in 2015-16 were 1,946,720 per annum (source: ORR).

DESCRIPTION

The retail unit is currently being constructed in the booking hall and the space on the platform is currently occupied by an existing kiosk. Plans are available on request. The retail unit is estimated to measure once constructed 37.5 sq. m (404sq.ft) together with a store of 2.5 sq. m (27sq.ft) once constructed. The kiosk must fit within the existing footprint.

USE

Suitable for use as a coffee shop and kiosk.

UTILITIES

The tenant will be responsible for the costs of all utility charges for the property.

LEASE

The property is being offered on flexible terms on a tripartite lease for ten years subject to a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

RENT & TENDER PACKAGE

Rental offers should consist of a base rent supported by a turnover rent percentage.
The tender package is available from Amey TPT upon request. Rent is payable quarterly in advance on the modern quarter days by standing order. Amey TPT may be required to undertake credit checks on the successful bidder.

DEPOSIT

A rent deposit will be payable. Amey TPT may be required to undertake credit checks.

EPC

An EPC has been requested for the retail unit and will be made available on request once produced.

BUSINESS RATES

The tenant will be responsible for any business rates levied on the property.

COSTS

The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
