LOCATION

Lincoln Station is situated a short walk from the city centre and is part of the integrated transport hub that is currently under construction.
Train services are operated to London and across the East Midlands region. The ORR estimate that the station had in excess of 1.75 million passenger entries and exits in 2015/16

OPPORTUNITY

Offers are invited from proven pub operators to run a quality micropub in characterful premises at the station. As the station is gated customer access will be from the station frontage only and we would expect it to be a destination in its own right rather than relying solely on station footfall.
The unit is expected to be ready for occupation in February 2018

DESCRIPTION

The station building is Grade II Listed and the premises boast a feature fireplace and roof skylight.
The premises to be let are approximately 51.87m2 and will be presented in shell condition with capped utilities. There is no basement cellar and the incoming tenant will need to install toilet facilities as the station toilets will be a paid facility in the entrance concourse.
An external seating area will be allowed if licence conditions permit. Remote storage may be available

LEASE

A six year tripartite lease is offered with a rent review at the end of the third year. The rent is to be agreed but offers should be based on a Minimum Guaranteed Rent with a supporting Additional Rent based on a percentage of turnover.
The lease will be contracted out of the Landlord & Tenant Act and will be subject to a landlord break on six months notice (28 days in the case of an emergency).

FIT OUT & CONSENTS

The tenant's fit out will be subject to Listed Building Consent and Network Rail Landlord's Consent. As the station is listed a Railway Heritage Trust grant towards fit out may be available (subject to conditions).
The tenant will be responsible for obtaining a premises licence.

UTILITIES, SERVICE CHARGE & RATES

The tenant will be responsible for the costs of waste disposal and of all utilities consumed on the premises. A service charge is not currently levied but the landlord reserves the right to raise such a charge in future. The tenant will be responsible for the payment of Business Rates.

COSTS

The tenant will be responsible for the landlord's and superior landlord's legal costs estimated at £1,500 and £1,000 plus VAT respectively.
Additionally the tenant will meet the superior landlord's surveyors costs estimated at £250 plus VAT and the costs of a credit reference check and production of a lease plan (£75 and £120 plus VAT respectively).
