Expressions of interest are sought for a rare opportunity to submit an offer through an upcoming
informal tender process in respect of a 'Refreshment Room & Station House' at Huntingdon railway station.

LOCATION

The property is located on the London bound platform on the east side of the station. Huntingdon town centre lies to the north east of the station and is a fifteen minute walk. Train services at the station are operated by GTR.
Total passenger entries and exits in 2015-16 were 1,805,532 per annum (source: ORR).

DESCRIPTION

The property is a part of the larger station which is a grade II listed building. It comprises a refreshment
room together with the adjacent station house to which it is connected to.

USE

Suitable for a number of uses subject to approval by the railway operator.

UTILITIES

The tenant will be responsible for the costs of all utility charges for the property.

LEASE

The property will be offered on flexible terms on a tripartite lease for ten years subject to a rent review
after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant
Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

TENDER

The tender package will be available from Amey TPT once the tender is commenced. Rent will be payable quarterly in advance on the modern quarter days by standing order. Amey TPT may be required to undertake credit checks on the successful bidder.

DEPOSIT

A rent deposit will be payable. Amey TPT may be required to undertake credit checks.

EPC

An EPC is not required as the property is a Listed.

BUSINESS RATES

The tenant will be responsible for any business rates levied on the property. Information is available via the
rating authority and the VOA.
 

COSTS

The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal
costs in connection with the grant of the lease.
