LOCATION

An opportunity exists to submit an offer through an informal tender process in respect of a retail unit on platform 1 of Cuffley railway station.
Train services at the station are operated by GTR and run to London Kings Cross, Moorgate, Stevenage, Letchworth and Hertford North. Total passenger entries and exits in 2015-16 were 747,026 per annum (source: ORR).

DESCRIPTION

The existing unit on the platform is going to be refurbished and alterations made to create a unit shown in the plans below
Works are expected to complete and the unit become available in late February 2018.

EPC

The property has an EPC rating of D. A copy of the assessment is available on request

USE

Suitable for use as a coffee shop subject to approval by the railway operator.

UTILITIES

The tenant will be responsible for the costs of all utility charges for the property.

LEASE

The property is being offered on flexible terms on a tripartite lease for six years subject to a rent review after three years. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.

RENT & TENDER PACKAGE

The tender package is available from Amey TPT upon request. Rental offers should consist of a base rent supported by a turnover rent percentage.
Rent is payable quarterly in advance on the modern quarter days by standing order. Amey TPT may be required to undertake credit checks on the successful bidder.

DEPOSIT

A rent deposit will be payable. Amey TPT may be required to undertake credit checks.

BUSINESS RATES

The tenant will be responsible for any business rates levied on the property. Information is available via the rating authority and the VOA.

COSTS

The incoming tenant will be expected to pay the Landlord’s and Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
