LOCATION

Berkhamsted station is located on the West Coast mainline and is managed by West Midlands Trains and is located on the West Coast Main Line. Services operate to London, Northampton and Birmingham.
From data supplied by the ORR there were 1,769,678 entries and exits at the station in 2017-18.

The premises to let are positioned in a prominent location off the main station booking hall.

The premises are available now however the Landlord may require to undertake additional works to the back of house area.

LEASE DETAILS

The premises are offered on a new lease for a term to March 2026. A longer lease term can be granted subject to the approval of the Superior Landlord.
The lease will be contracted out of the security of tenure provisions of the 1954 L&T Act.
Standard Railway Lease terms will apply. The lease will not permit assignment or sub-letting.

RENT

Rent to be negotiated depending on use but will be formed of a minimum base rent with a supporting turnover provision.
Rent is payable quarterly in advance by standing order only and a rent deposit will be payable.

USE

The premises will be suitable for a number of retail uses.

EPC

The premises have an EPC rating of D and a full report can be provided upon request.

OTHER COSTS

The incoming Tenant will be expected to pay the Landlord’s, and if applicable the Superior Landlord’s reasonable legal costs in connection with the grant of the lease.
The tenant will be responsible for all other outgoings including commercial business rates and utility consumption.

SHOP FITTING

Any works required will need to be undertaken by professional qualified contractors. The Landlord and if necessary, the Superior Landlord’s approval will be required in advance of any works.
