waiting room and toilets at the end of the Minimum Opening Hours
on a daily basis when the station is unstaffed.
SERVICE CHARGE, UTILITIES & RATES
There is currently no service charge for the premises. The Landlord
reserves the right to introduce a charge in the future.
The Tenant will be responsible for the costs of all utilities consumed
on the premises.
The Tenant will be responsible for Business Rates.
ENERGY PERFORMANCE CERTIFICATE
As part of a Listed Building the Premises are exempt from the
requirement to have an Energy Performance Certificate.
The Tenant will be responsible for Landlord’s legal fees in
documenting the lease, which are estimated at £715 plus VAT for a
Bipartite lease and £2,500 plus VAT for a Tripartite lease.
CREDIT REFERENCE AND DEPOSIT
The Lease will be subject to a satisfactory credit reference check for
which a £90 fee is payable.
A deposit may be required.
