The Station is within easy walking distance of the historic town centre and close to the local council offices. Services operate from Melton Mowbray to London St Pancras, Birmingham New St, Leicester, Cambridge, Stansted Airport and a number of local destinations. The latest figures available from the Office of Rail Regulation 2014/15 show 258,502 Passenger Entries and Exits.
The premises are approximately 33m2 and were formerly a café. There is a main room (approx. 25.5m2) and a kitchen with sink behind a partially glazed screen (approx. 7.5m2). The walls are of bare brick with characterful skylights. A double door opens onto platform 1 and raised loading bay doors open to the car park.
The Station has a staffed ticket office and café. The Premises would suit a number of uses (subject to Planning Consent) such as a micrpub or cycle retail unit that are independent of station footfall.
A Term to be agreed. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or subletting. RENT To be agreed depending on user. A rent free period may be allowed dependent on investment in fitting out the unit. COSTS The incoming Tenant will be expected to pay the Landlord’s (and if appropriate the Superior Landlord’s) reasonable legal costs in connection with the grant of this lease).
The incoming Tenant will be responsible for payment of business rates and should make their own enquiries with the local authorities.
There is currently no service charge for the premises however the Landlord reserves the right to introduce a charge in the future.
